How often should a Fire Risk Assessment be reviewed?

If you are responsible for a building, it is important that you do what you can reduce the risk of fire to keep people safe. It saves lives, ifs your legal duty and we are here to help.

A fire risk assessment is a legal requirement, it takes a careful look at a premises and the people who use them to assess the risk from a fire prevention perspective. It is your duty as a responsible person to identify fire risks and hazards in your premises and take appropriate action.

The Responsible Person must record all findings from their fire risk assessment, regardless of the size or purpose of the premises. This is a new requirement, effective from 1 October 2023. The amendment changes the previous requirement of having a written fire risk assessment only where there are five or more employees to include all premises, regardless of number of employees. This means no matter what size organisation you are; you will have to record the findings of your fire risk assessment.

How often should a fire risk assessment be reviewed?

It is a legal requirement, as set out in article 9 of the Regulatory Reform (Fire Safety) Order 2005 that assessments should be reviewed as follows:

(3) Any such assessment must be reviewed by the Responsible Person regularly so as to keep it up to date and particularly if—

· (a) there is reason to suspect that it is no longer valid; or

· (b) there has been a significant change in the matters to which it relates including when the premises, special, technical and organisational measures, or organisation of the work undergo significant changes, extensions, or conversions.

This indicates that if any significant changes are made to a premise, whether or not they increase the potential risk of fire, an updated fire risk assessment will need to be conducted. This could include not only structural changes to the building, but also changes to the activities undertaken, a change of use, or a change in the type of people/occupancy using the building.
